First-Time Auction Bidder? Here's Exactly What to Expect on Auction Day

July 10, 2026

The idea of bidding at a real estate auction can feel intimidating if you've never done it before. Here's a step-by-step walkthrough from registration to the final gavel.

We love first-time bidders. They bring fresh eyes and genuine enthusiasm, and often become long-term clients once they have experienced the process.

Before Auction Day

Download and read the Property Information Package thoroughly. It includes the deed, tax information, a copy of the Purchase and Sale Agreement, and the specific Terms and Conditions. If you plan to finance, get pre-approved before you bid. Know your maximum total acquisition cost including the buyer's premium before you arrive.

Arriving at the Auction

Arrive at least 30 minutes early. Check in at the registration table with a valid photo ID and your deposit. You will receive a bidding paddle with your number. Ask any remaining questions before the auction begins. Our team is there to help.

During and After the Auction

The auctioneer will make opening announcements. Bid with confidence and raise your paddle clearly. If you are the highest bidder when the gavel falls, you will sign the Purchase and Sale Agreement immediately. The closing typically occurs 30 to 60 days later. Welcome to the auction community.
